What is double occupancy at University Hills?
Double occupancy means two residents share one bedroom, with each resident signing a separate lease. Shared-bedroom prices are shown per person.
Furnished and unfurnished options are available for selected double-occupancy layouts. An option labeled “Private Bedroom” allows one resident to rent the entire bedroom instead of sharing it, but does not necessarily include the entire apartment.
Review the space-option label and confirm the furniture package and bathroom arrangement before applying.
How can I pay my rent?
Do I need a lease guarantor?
We screen all of our applicants and require a guarantor or additional security deposit on all leases. The security deposit varies by floor plan. You can ask a leasing specialist by calling our office today!
What if I do not have roommates in mind?
That's no problem at all! We can pair you up with people who have similar lifestyles, interests, etc. Just fill out the form during the application process and leave the rest to us! Click here for a sample roommate matching form.
What is an individual lease?
When you sign an individual lease, you are only responsible for your rent; in other words, you have no liability for the rent of your roommates. If your roommate transfers or graduates, you have nothing to worry about!
Is Renter's Insurance Required?
Yes, our community requires each resident to carry an active tenant liability policy for damage to the landlord’s property during the term of their lease. We require a minimum of $100,000 in general liability coverage. We also recommend residents purchase content coverage (also known as personal property insurance) to cover your personal belongings.

Are pets allowed at University Hills?
Yes. University Hills welcomes cats and dogs with prior approval and has an on-site dog park. There is no pet weight limit, but breed restrictions apply.
The pet policy allows up to two pets per apartment, or one pet when a resident leases a single bedroom in a shared apartment.
Pet charges include a one-time $300 pet fee and $30 monthly pet rent. Review the pet policy and confirm the charges applicable to your pet before adding it to your lease.
Are utilities included in rent at University Hills?
Rent includes water, sewer, trash collection, pest control, and high-speed internet.
Residents are responsible for electricity and gas. Review your lease for utility setup, billing arrangements, and any additional charges that apply to your apartment.
Is University Hills exclusively for University of Toledo students?
No. University Hills welcomes all qualified applicants, including undergraduate and graduate students from the University of Toledo (UToledo), Owens Community College, Mercy College of Ohio, and other colleges and universities, as well as university employees, young professionals, and families. You do not need to attend UToledo or be enrolled in college to apply.
What colleges and universities are near University Hills?
University Hills is located at 2247 University Hills Boulevard in Toledo, next to the University of Toledo’s Main Campus (450 feet). UToledo’s separate Health Science Campus is 5.4 miles away by car. Owens Community College’s Toledo-area campus is another regional college option. Students attending these and other colleges and universities are welcome to apply.
Can University of Toledo freshmen or sophomores live at University Hills?
Students who are not subject to UToledo’s residency requirement, or who receive an approved exemption, may lease at University Hills, subject to the community’s application and qualification requirements. UToledo requires first- and second-year students under 21 whose permanent residence at admission is outside a 25-mile radius of the university to live on campus. Confirm your eligibility and any required exemption with the Office of Residence Life before signing a private off-campus lease. Signing a lease does not waive the university’s requirement.
Is University Hills part of University of Toledo Housing?
University Hills is a privately operated off-campus apartment community. Residents apply and sign a lease directly with University Hills rather than through the University of Toledo’s university housing system. UToledo students should separately confirm that their housing choice complies with any university residency requirements that apply to them.
Where can University Hills residents connect with UToledo shuttle service?
UToledo students, faculty, and staff can board the university’s Lift Shuttle at campus stops, including University Hall on Bancroft Street and North Engineering. The Blue Loop serves Main Campus, and scheduled Gold Loop service connects Main Campus with the Health Science Campus. Riders should carry their Rocket Card or Rocket Mobile ID and check UToledo’s current schedules and live tracking. Service follows the university’s spring and fall operating schedule.
What floor plans are available at University Hills?
University Hills offers one-, two-, and four-bedroom apartments ranging from 695 to 1,728 square feet. The community has several layouts within the one- and two-bedroom categories, along with the D1 four-bedroom layout. Select floor plans also offer double-occupancy arrangements. Availability varies by layout, occupancy option, furnishing selection, and lease term.
Do University Hills apartments have private bathrooms?
Bathroom arrangements depend on the floor plan. The B4 two-bedroom and D1 four-bedroom layouts provide bathrooms connected to each bedroom. The B3 and B5 two-bedroom layouts have two full bathrooms, but one is accessed from the hallway. The B2 has one full bathroom and an additional half bathroom, so residents share the full bathroom. Review the specific drawing and occupancy option before applying. A double-occupancy arrangement also involves sharing a bedroom and should not be confused with a private bedroom-and-bathroom arrangement.
Do University Hills apartments have an in-unit washer and dryer?
In-unit washers and dryers are available in select University Hills apartments. The community also provides a laundry room in each building. Confirm whether the specific apartment you select includes an in-unit washer and dryer before signing your lease.
What kitchen appliances are included at University Hills?
University Hills apartments include a refrigerator, stove and oven, and dishwasher. Kitchen configurations and appliance finishes vary by apartment. Confirm whether a microwave is included with your selected apartment, and plan to bring your own cookware, dishes, utensils, and small countertop appliances.
Are University Hills apartments furnished, and what should I bring?
University Hills offers furniture packages and both furnished and unfurnished space options. Confirm the bedroom and shared-area furniture included with your selected option, particularly when choosing double occupancy. Residents should bring personal belongings and household essentials such as bedding, towels, cookware, dishes, toiletries, cleaning supplies, and personal electronics. For an unfurnished apartment, plan to provide your own furniture.
Do University Hills apartments have private balconies or patios?
Private balconies or patios are available with select apartments at University Hills. Outdoor-space arrangements vary by floor plan and apartment, so review the drawing and confirm the balcony or patio features of the space you select.
Is University Hills pricing per person or per apartment?
Both types of pricing can appear, depending on the space option selected. An option labeled “Furnished Per Person” shows the rental installment for one resident, while “Entire Unit Furnished” shows the rate for the whole apartment. Double-occupancy listings also distinguish shared-bedroom and private-bedroom options. Check the exact space-option label, furnishing selection, and lease term before comparing prices.

University Hills offers lease options advertised as 12-month terms. Exact start dates, end dates, and availability depend on the leasing period and selected apartment. How do I apply for an apartment at University Hills?
Select Apply Now on the University Hills website and create an applicant account to begin. You can save your progress, return to complete your application, and check its status online. Co-applicants and guarantors should use the application invitation sent to their email rather than creating a separate applicant account through the main application form.
Can I take a virtual tour of University Hills?
Yes. University Hills offers online photographs and 360-degree virtual tours of the clubhouse and selected apartment layouts, including A2, A4, B3, and D1. Students and parents can explore these spaces remotely before arranging an in-person visit.
Can I request specific roommates or a specific apartment at University Hills?
Contact the University Hills leasing office at (567) 686-1833 with your preferred roommates and apartment layout before completing your housing arrangements.
